How Totwell validates a property deal
Totwell organises and analyses the information supplied for a proposed deal. It does not approve, reject or recommend a deal; it flags concerns, missing evidence and questions for the parties to consider.
1. Evidence and assumptions
A workflow records the assumptions and supporting material available for a proposed deal: acquisition costs, expected value, refurbishment scope, rent, running costs, relevant documents and the provenance of information. The information available limits what can be assessed.
The people who already have a relationship decide who may view the workspace. Totwell does not introduce them or become a party to their arrangement.
2. Structured calculations and scenario review
Where there is a defined formula, Totwell uses deterministic arithmetic. The valuation model and its published limitations are documented separately. The workflow can compare assumptions with available evidence and run downside scenarios, including an expected-loss calculation that produces a risk-adjusted profit signal.
A low, negative or uncertain signal is not a decision. It is a prompt to inspect the assumptions, gather more evidence or ask further questions.
3. Flags and questions, not a verdict
The output is designed to show what needs attention: for example, missing or inconsistent contract terms, unsupported costs, uncertainty in the expected value, or a weak risk-adjusted return. It is not a pass/fail result, investment recommendation, suitability assessment, guarantee or instruction to proceed or not proceed.
4. Versioning and limitations
Outputs should be read with the evidence, calculation inputs, source dates and model version recorded for that workflow. Data can be incomplete, stale or wrong; models have error; and a property transaction depends on facts beyond a platform record. Users remain responsible for their own due diligence and should obtain appropriately qualified advice where needed.
